There’s a lot of noise out there about Airbnb. Is it really legal in Dubai? How does Airbnb work? What does it really take to become a host? Is it safe? How do you make money?

Here’s everything you need to know about being an Airbnb host in Dubai.

Airbnb IS legal in Dubai

Dubai is pioneering ways to bring more tourists to the emirate and with Expo2020 firmly on the horizon, Airbnb certainly complements this tourism vision. Since May 2016, Airbnb has collaborated with Dubai’s Department of Tourism & Commerce Marketing. Now there’s a signed MoU, which promote ‘responsible hosting’ in Dubai.

Airbnb in Dubai is regulated

All home hosts using Airbnb to rent their properties in Dubai are required to register with the Dubai DTCM to obtain a permit to list their properties. All Airbnb hosts are responsible for ensuring that their activities comply with local legislation and regulation. That sounds a bit complicated, right? Well, it’s not. See below…

There are 5 steps to obtaining your permit

  1. Register for an online ‘Home Owner’ account on the DTCM Holiday Homes website: hh.dtcm.gov.ae/holidayhomes
  2. Follow the steps as instructed, submit the required documents and then pay the necessary fees (Dhs1,590) at the Dubai Tourism office to start your approval process.
  3. After approval, the owner will get their own username and account as an approved holiday home provider.
  4. Get your final license (at a cost starting at Dhs300 per room) to register your property.
  5. You’ll then be issued a certificate, which must be visible somewhere in your property

You don’t have to own your property to be an Airbnb host

You can rent your home out even if you are not the landlord/lady. Homeowners or tenants still need to register the property through Dubai Tourism’s Holiday Homes website to be able to host short-term guests in Dubai. It will also require a No Objection Certificate (NOC) from the property owner.

As a host you will need to pay a Tourism Dirham fee

The Tourism Dirham fee is applicable on all guests staying in your home. It will either be Dhs15 per bedroom (if your home is classified as Deluxe) or Dhs10 per bedroom (if your home is classified as Standard). The total sum that you will need to pay per guest is calculated like this: Tourism Dirham = number of nights x number of bedrooms x Tourism Dirham, as per the unit’s classification category. You’ll need to pay this additional fee every month.
