Dubai's cheapest rental areas have been revealed
A look at the cheapest rental areas in Dubai, from established communities to some of the city’s best-value neighbourhoods
If a move is on the cards, this is worth bookmarking. New figures have revealed the cheapest rental areas in Dubai, with one-bedroom apartments starting from Dhs55,000 a year.

The most affordable areas
Property Finder‘s latest rental data shows. Al Nahda tops the list as Dubai’s cheapest area to rent a one-bedroom apartment, with average annual rents sitting at Dhs55,000. Deira and Dubai South follow at Dhs60,000, while Dubai Sports City, Karama and Dubai Silicon Oasis each average Dhs65,000. Dubai Production City comes in at Dhs66,000, with Jebel Ali rounding out the under-Dhs70,000 bracket at Dhs70,000 a year. Slightly higher, but still offering good value, are Dubai Investment Park and Dubai Studio City, both averaging Dhs72,000. Al Garhoud, Al Barsha, Damac Hills and Al Furjan all sit between Dhs74,494 and Dhs75,000.
Still under Dhs100,000
Some of Dubai’s most popular residential communities continue to remain below the six-figure mark. Jumeirah Village Circle averages Dhs79,999 for a one-bedroom apartment, while Dubai Motor City and Meydan both stand at Dhs80,000. Jumeirah Village Triangle follows closely behind, also averaging Dhs80,000. Elsewhere, Barsha Heights sits at Dhs84,994, Nad Al Sheba averages Dhs85,000 and Jumeirah Lakes Towers reaches Dhs91,999. The Greens comes in at Dhs95,000, while Dubai Hills Estate reaches Dhs100,000.

Where rents climb the highest
The difference between Dubai’s most affordable neighbourhoods and its premium addresses remains significant. Bluewaters recorded the highest average annual rent in the data at Dhs297,500 for a one-bedroom apartment. DIFC averages Dhs150,000 a year, while Downtown Dubai, Jumeirah and Umm Suqeim each sit at Dhs135,000. Jumeirah Beach Residence averages Dhs120,000, followed by Dubai Creek Harbour at Dhs110,000. Dubai Marina, Business Bay and Al Sufouh each record average annual rents of Dhs105,000.
What the figures show
The latest data highlights the trade-off many renters continue to face between location and affordability. While central and waterfront communities continue to command premium prices, areas such as Al Nahda, Dubai South, Dubai Sports City and Dubai Silicon Oasis remain some of the city’s best-value options for one-bedroom homes.
